Development application shows plans for second H-E-B in Flower Mound

H-E-B is looking to open a second Flower Mound location, this time at Long Prairie Road and Waketon Road.
Flower Mound Center, a 28-acre development south of a QuikTrip and north of College Parkway, is under review by town staff. In documents filed for a master plan amendment, a master sign plan shows the H-E-B logo, as well as multiple renderings of signs with the popular Texas grocer’s name.
One of the signs would be placed next to Long Prairie Road and another next to Waketon Road.
In July 2025, H-E-B purchased land in Furst Ranch for its first Flower Mound location.
The planning and zoning commission is expected to have a work session to hear more about Flower Mound Center as soon as next week.
The development is proposed to also include fast food restaurants, a bank, daycare, and office.
The grocery store would be 130,000-square-feet, according to application documents. The developer would like to provide more parking spaces than the town allows for a building that size.
Under the town’s requirement of one spot for every 250 square feet, the building would need a minimum of 520 parking spots. The town allows a maximum of 120 percent of that amount, which would be 624 spots.
The site plan for this H-E-B location shows 826 parking spots.
It’s not the only exception the developer plans to ask for. A master plan thoroughfare amendment would remove a planned north-south road that would run from College Parkway to Waketon Road.
The land would need to be rezoned. The western tract is zoned as agriculture and the eastern is designated as a planned development.
Like Cottonwood with a proposed Costco on Dixon Lane, this development’s application would still need to go before the planning and zoning commission and town council for final approval.
