Status of Eden Ranch unknown as 300 acres of property hits the market
Three months after the town council approved zoning and a master plan amendment for Eden Ranch, most of the property is on the market again.
In November, town council members agreed to allow Tyler Radbourne to develop a 335-acre piece of land north of Cross Timbers Road and between Shiloh and Red Rock roads. The parcel was rezoned from agricultural to planned development district.
It was proposed to include 158 homes, with some built on one acre and others on three-quarters of an acre.
When finished, the gated community was expected to have an orchard, grazing areas, a community center, and greenhouses. Many who spoke in favor of the project supported its goal of promoting a healthier lifestyle.
The property lies in the Cross Timbers Conservation Development District, which has stricter building standards than the rest of the town.
The master plan amendment was to remove one road that cut through the property and widen Shiloh Road to four lanes from Cross Timbers Road to the northern end of Eden Ranch, about 1,600 feet.
Three days ago, 300 acres of the property hit the market for $47.5 million.
“Surrounded by established luxury residential neighborhoods, this exceptional tract presents a rare opportunity for developers and investors to create a standout project in one of DFWs premier suburbs, where sizable parcels of land are increasingly scarce,” the listing said.
If a developer buys the property, it could start a new application for the town or it would have to follow the same lot sizes, environmental standards and open space plan that town council approved for Eden Ranch.
Radbourne told North Texas Sun that he would be releasing a statement by the end of the week.
At town meetings, Radbourne said he originally wanted a small piece of the property that was owned by Charlie Cummings but later came up with the idea to develop Eden Ranch. Radbourne and his family were already living on the site when town council approved the zoning change.
The southwest corner of the property that was originally in maps related to Eden Ranch is not included in the property that is for sale now.
